Sussex P & Z Defers Decision on Overbrook Town Center

GEORGETOWN, Del. - The Sussex County planning and zoning public hearing about the Overbrook Town Center lasted four hours, and the commission voted to defer a decision on whether to recommend approval to the County Council.


The proposed shopping center would be 850,000 square feet on the intersection of Route 1 and Cave Neck Road in the Milton area.

There was standing room only at the public hearing, but no one spoke in favor of the shopping center. Kenny Hopkins, who owns the farm behind the property in question, said he was overwhelmed by the support against it.


"The people around here, they don't think we need it," he said.

According to Bob Wheatley, the chairperson for planning and zoning, they decided to defer the decision to have more time to consider the testimony.

"Traffic in Sussex County, especially the eastern part of Sussex County, is always a major consideration," he said. "So we have to give a lot of consideration to those to those issues."

The developers as well as DELDOT spoke. TD Rehoboth LLC has plans to pay $8 million to help speed up an overpass DELDOT is planning on building at that intersection.

"If the county approves the rezoning," Bill Brockenbrough, the county coordinator for DELDOT said. "We'll work with the developer to maintain the flow of traffic."

Planning and zoning now has 45 days to make a decision on whether or not they're going to recommend approval of the shopping center to the county council, after that it is in the council's hands.
