Controversial Kent County Rezoning Approved

DOVER, Del. -- A controversial rezoning on a property south of the the DE Turf Sports Complex near Frederica was approved by Kent County's Levy Court on Tuesday night.

The commercial rezoning was approved 4-3 by commissioners with the condition that a section of the more than 25-acre area be subdivided and remain under the agricultural rezoning it already existed under.

The stipulation was part of an effort to prevent an entrance to a potential commercial area from being constructed in the area of Milford Neck Road and Pritchett Road. Attorneys representing the property owners said there were discussions with the Meding family about constructing a road on one of their properties to provide an adequate commercial entrance to the property.

Some residents had opposed the plan because they felt commercial development would create traffic problems and intrude into what they said is currently a rural neighborhood.

The property owners, Robert and Catherine Murphy, have argued the commercial rezoning fit the growing infrastructure and development of the area.

County officials also raised concerns about sewer infrastructure prior to the vote.

Commissioners supporting the rezoning said they believed development would be coming to the area in the near future and potential commercial redevelopment of this particular area shouldn't be blocked.

Opposing commissioners said they believed more time was needed for the proposal, especially since the county's new comprehensive development plan will be finalized next year.
