675 Family Lot Subdivision in Long Neck Proposed

LONG NECK, De-One of the largest subdivision applications in recent years in Sussex County is set to be reviewed tonight. 

Keastone Bay – Baywood LLC and Sussex Realty Company plan to construct a 675-single-family-lot cluster subdivision on a 311-acre parcel near Green Road near Long Neck.

A public hearing will be held tonight before Sussex County Planning and Zoning Commission at 6 p.m., Thursday, July 25. 

And though this may bring many housing opportunities for families flocking to Long Neck, some people already living nearby worry about an influx in traffic.

"It's bad now and it's just going to get worse, so we may have to eventually move further west to get away from this area," Bob Bright said, who lives in a nearby neighborhood.

Others like Carol Baccari says this type of development is not only happening here, but throughout all parts of Sussex County.

"Everywhere you lay your eyes there's just more and more construction and we really don't have the infrastructure to maintain the coming of new developments. We don't have enough doctors, not enough hospitals," Carol Baccari said, who lives in Lewes.

But the developers said in their application proposed to the Planning and Zoning Commission that they plan to explore all possible hardships that may arise from the subdivision.

But the developers say this could bring an economic benefit to the area, and people like Melanie Lecates agrees, a local hair stylist.

"Well working for a small business, obviously there's benefits to my customer base you know having a huge influx. Uhm, new people brings new money."

No word yet on if the county plans to take action on the application tonight.
