Neighbors Voice Objections Against Apartment Complex in Ocean View

OCEAN VIEW, Del.- The Sussex County Council on Tuesday deferred a vote on proposed apartment buildings on Muddy Road, northwest of Parker House Road in Ocean View. 

Last month, the Sussex Planning and Zoning Commission approved the plans for a council vote at a meeting in October. Gulfstream Development proposed a 45 unit apartment complex. Gulfstream manager Bob Harris said the apartments would be an affordable range, a two bedroom apartment would start at $950. 

"The state and county say they have a problem with affordable workforce housing in the area. The state is strongly supporting the problem and I hope the county will too," said Harris. 

Neighbors said they are worried like traffic. DelDOT said they did conduct a traffic study because the traffic from the apartments would not be significant. John Zarek argued the layout of the apartments is still unsafe. 

"The configuration that they have laid out for this complex has all their open space bordering the road, so if people are out there playing catch with a football or baseball or anything like that, they're going to be into the road. There isn't sufficient breaking distance," said Zarek. 

Gulfstream said they would like to start building in 2021 once the council approves the plans.
